Alpine Meadows, as well as the rest of the Tahoe and Truckee markets, currently has uncharacteristically low inventory of properties for sale. This bodes well for property owners.
Alpine Meadows Sales Trends for improved properties
2011 – Alpine Meadows had 31 sales. The median listing price was $425,000; the median sold price was $380,000. The average Days on Market (DOM) was 145,
2012– Alpine Meadows had 24 sales. The median listing price was $549,500., and the median sold price was $516,000. The average DOM was 96 days.
2013– Alpine Meadows had 19 sales. The median listing price was $539,000., and the median sold price was $520,000. The average DOM was 72 days.
Each of the three prior years evidence a decrease in available properties, an increase in sold price, and a decrease in DOM in each successive year.
There are currently eight improved properties for sale. In our 38 years of representing buyers and sellers from our Casa Andina location at the base of Alpine Meadows Road, we view this is a very low number in the heart of the ski season.
